    What utilities are included in the rent?

    High Speed Internet (200 Mbps) is included. Every home comes equipped with a modem and wireless router for the tenant’s ease of use. Water is also included in the rent. Electricity is billed back to each home monthly based on that unit’s actual consumption and is split equally among its tenants. Property Management bills each tenant monthly for their portion of their home’s power.

    What is the square footage of each home?

    The 3 BR homes are approximately 1,700 SF, the 4 BR homes are approximately 1,900 SF, and the 5 BR homes are approximately 2,400 SF. The bedroom sizes vary slightly depending on the floor plan, but all are spacious.

    Am I leasing a bedroom or the entire home?

    You and your roommates are leasing the home together, however, you (and your guarantor) are only responsible for your portion of the monthly rent via your individual lease.

    Is there parking available for each tenant? Do you charge additional for parking?

    We know that parking can be an issue. Fortunately for our residents, each tenant receives one designated parking space. We do not charge an additional fee for the space -- it is included in the rent.

    May I still lease with you if I don’t have roommates?

    Yes. We lease to both groups and individuals as spots are available. All applicants complete a roommate matching preference form during lease signing. We will assist in matching as needed by sorting through the most important preferences to facilitate roommate compatibility.

    Do you allow pets?

    Yes, subject to compliance with our pet policy and management’s approval. Groups take priority over individuals with pets. We do not guarantee placement of individuals with pets but will do our best to match tenants as needed.

    How do I receive mail?

    There is a central mailbox on site with a slot designated for each house.

    What if I have a maintenance request?

    You may submit maintenance requests through the Property Management’s online maintenance portal at any time. Management will follow up promptly.
